August 1, 2024! Mark that date, as of today, There are new rules for real estate Broker compensation, for the Greater Albuquerque Association of REALTORS®. For any buyer to tour a home with a Realtor, you will be required to sign a Buyer's Broker Agreement with your Realtor. The National Association of Realtors says we all must comply by August 17th- If you have worked with me in the past, this is nothing new. I have always been ahead of the curve and all my buyers have signed this agreement. For me, it's business as usual! I am ready to help you navigate the new rules.
Here are the two key rules:
1. Offers of compensation are prohibited on MLS. However, sellers can still offer compensation. I believe most sellers will still offer compensation and I will continue to work hard to help my buyers and sellers come to agreements that are beneficial for both parties.
When a Seller offers compensation they help make homeownership affordable to first-time buyers and they are increasing and expanding their buyer pool and exposure. They are also helping the buyer receive professional representation.
2. All brokers working with a buyer must enter into a written agreement before touring a home, contact me today and let me help you navigate the new rules. I am here to help!
